Dividend payment

Directors should determine that there are enough profits available to pay the dividend, decide on the amount required to be withheld for working capital and then pay out the same dividend per share for all shares in any particular class; record their decisions in formal minutes; have prepared a dividend vouchers each shareholder showing the amount of dividend payable, the tax credit attached and the payment date

Residential property letting

New/recent Landlords should check that electrical installations and gas appliances are checked annually, that they have provided to their tenant an energy performance certificate free of charge; that deposits are in one of the three approved tenant deposit protection schemes; that credit reference checks are satisfactory; that furniture and furnishings meet current fire safety standards; that the premises are supplied with extinguishers, fire alarms and fire experts; that insurance policies are fit for purpose; that insurers and mortgagees have been informed of the letting (with consent obtained beforehand, if necessary) and that the assured short hold tenancy has been properly signed by the tenant and any guarantor.
